Port St. Lucie sits inland
PSL is about 10–12 miles from the Atlantic, which gives it some buffer compared to barrier-island communities. It has been impacted by storms — most notably 2004 (Frances, Jeanne), 2017 (Irma), and 2022 (Nicole). That history is real, and it's worth understanding.
Modern construction changes the math
Homes in 55+ communities like Riverland, Del Webb Tradition, and PGA Village Verano are built to a different standard than the older Florida housing stock people picture:
- Concrete-block construction (CBS)
- Impact-resistant windows (no plywood needed)
- Tile or metal roofs rated for high winds
- Post-Andrew Florida Building Code — among the strictest in the U.S.
The bigger story is insurance
Florida home insurance costs more than you're used to up North — typically $2,500–$5,500/year for a $450K PSL home. Newer concrete homes get the best rates; older wood-frame homes get the worst.
My recommendation to clients: buy newer construction in a non-flood zone, get insurance quotes before making an offer, and always do a wind-mitigation inspection.
